    Some jobs need a refresh, not a rebuild. A fountain or community pool that needs new tile, a safety upgrade, equipment replaced, circulation sorted out, chemistry brought back under control, or repairs the last company never finished. We do that work, and we do it without turning it into a bigger project than it needs to be.

    The complex jobs get the same professionalism. On those we are involved from design onward, and we coordinate the stakeholders — designers, general contractors, HOA boards and everyone else with a stake in the outcome. We handle the whole process, so the vision the community started with arrives as a finished amenity people actually use.

    Your pool is an amenity, a budget line and a liability at the same time. We give boards what they need to decide — a written assessment of what is failing and why, a scoped estimate, and a schedule that says how long the amenity is down. When an engineer’s report or a reserve study already exists, we build our scope around it.

    General contractors, developers and designers

    Send us the drawings and we will bid the aquatic scope. We build gunite and shotcrete pools, spas and water features to the plan and the code, coordinate with the deck, plumbing and electrical trades, and carry our own licensing and insurance.

    We hold residential and commercial licensing, which lets us work from a small pool repair all the way up to a large commercial swimming pool or an entrance fountain. For a community that means the same contractor can handle the clubhouse pool, the spa, the splash pad and the fountains at the gate — instead of three vendors pointing at each other.

    The strength of this company is training and an in-house crew. We are not brokering your project to whichever sub is available that month. The people who show up are our people, they are trained on these finishes and these systems, and they are the same crew through to startup. With pebble and quartz finishes in particular, the crew is the product — the mix, the trowel and the wash-down decide how the surface looks in year eight.

    A gated community in Parkland — clubhouse pool, spa and splash pad

    The facility kept losing water after several rounds of repairs by other companies. Our non-destructive assessment documented roughly 290 linear feet of structural cracking in the pool, old crack repairs that had reopened, 30 of 48 warped gutter pipes, three leaking light conduits, a cracked light niche, deteriorated main drains and water intrusion behind the tile line. The splash pad had 16 of 18 gutter pipes warped. The equipment rooms had failed valves and leaking surge tanks.

    The spa told a different story: drains, lights, returns and underground lines all passed, and we said so. Only the skimmer throat and the washed-out pavers around it needed work. A contractor who fails everything is selling, not assessing.

    The board got a written report with findings, causes and a scoped estimate they could phase. The project is complete.

    Entrance fountains at a Parkland community

    The tile was coming off the walls — in places with four-inch gaps — and the fountains leaked through cracks and holes in the surface. The original waterproofing had been applied thin and uneven, and the thinset was wrong for the application.

    We removed all the tile, prepped the surfaces, packed cracks and holes with fiber mesh and hydraulic cement, applied two layers of waterproofing plus a bond coat in both directions, and set new tile in Laticrete 254 Platinum. The photographs below are that finished work.

    It also fails in ways a pool does not — thin waterproofing, the wrong thinset, tile pulling off a vertical wall, and water finding every shortcut the last contractor took. We rebuild them so they stay on.

    Commercial Pool Questions Boards Ask Us

    Is our HOA pool a “public pool” under Florida law?

    Almost certainly yes. Florida regulates pools serving condominiums, HOAs, hotels, clubs and other multi-unit properties as public pools under Chapter 514, Florida Statutes, and Chapter 64E-9 of the Florida Administrative Code — even when only residents and their guests swim in it. That means an operating permit, county health inspections and specific construction standards. Private single-family backyard pools are not covered.

    Do we need Department of Health approval before we renovate?

    Yes, for most modifications. An application for an operating permit has to be submitted to the Florida Department of Health before the building department can issue a construction or modification permit for a public pool. We prepare and submit that paperwork as part of the job. Builders who skip it are the reason some projects sit idle for weeks.

    How long will the pool be closed?

    It depends on the scope. A straightforward resurfacing and tile job on a community pool is usually a few weeks; structural repair, gutter replacement or equipment-room work extends that. We give you the closure window in writing before you sign, and we phase work around your season when the budget allows it.

    How much does a commercial pool renovation cost?

    Too much depends on size, condition and scope for a number here to mean anything — a resurfacing is a different order of magnitude from a structural repair with new gutters. What we can promise is a line-item estimate you can take to the board, phase across budget years, and compare honestly against other bids.

    How often does a commercial pool need resurfacing?

    In South Florida, a commercial plaster or quartz surface typically lasts around 7 to 12 years, and a pebble surface longer, but bather load and water chemistry drive it more than age does. Staining that will not come off, rough spots underfoot, exposed aggregate and constant chemical corrections are the signs it is time.

    Can an old community pool be renovated, or does it have to be replaced?

    Nearly always renovated. The shell is the expensive part, and a sound shell can be resurfaced, retiled, replumbed and re-equipped for a fraction of a rebuild. Replacement becomes the honest answer when the structure itself keeps moving — repeated crack repairs that reopen are the tell, and that is what an assessment is for.

    Do we need a pool lift for ADA?

    If your pool is open to the public — a resort or hotel condominium, or a facility you rent out for public events — ADA accessibility requirements apply. A community pool used only by residents and their guests generally is not covered. It is a legal question as much as a construction one, so confirm it with association counsel before you budget for it.

    Our pool keeps losing water and we have already repaired it twice. Now what?

    Get it tested rather than patched again. Repairs that reopen usually mean the cause was never found — settlement, a failed gutter line, a cracked light niche, a leak under the deck. Our leak detection is non-destructive, and the report tells you which components passed, so you are not paying to fix things that are fine.

    Do you work with our general contractor or engineer?

    Yes. We bid aquatic scopes from drawings, work under a GC on larger projects, and build to an engineer’s repair specification when one exists.
