The cost of waiting
A hairline crack in a gunite shell does not stay hairline. Water finds it, the steel behind it starts to rust, and what would have been a resurface becomes a structural repair plus a resurface.
Waterline tile that has started to release takes the coping with it when it finally goes. A filter and heater running a decade past their rated life do not fail politely — they fail in July, and they take the finish with them when the chemistry goes out.

Local knowledge
Plans are reviewed and inspected by City of Parkland Building Department. Permits go through the MyGovernmentOnline portal; landscape and tree permits are handled separately by Development Services. What they ask for: a separate city permit is required to remove, relocate or replace any tree or palm, which applies to most pool excavations on a mature-canopy lot. The city publishes seven to twenty-one days for landscape and tree permit review; it does not publish a pool review time.
Side-yard width is what decides whether the shell gets trucked in or pumped, and whether the spoil is hauled or carried. That one measurement swings the cost of an identical pool more than size or depth does. We walk the access route before we design anything, and we will tell you on the visit if it is going to be the expensive kind.
The tree permit is the thing that catches people out here: a canopy lot can need the tree approval before the pool permit moves. Drainage is run by the North Springs Improvement District rather than the city alone, so canal and easement work can need district permitting too.
Communities such as Parkland Golf & Country Club, Heron Bay, MiraLago, Cypress Head each run their own committee on their own calendar, and that calendar — not the city — is usually what sets your real start date. We prepare the submittal package and attend the review. Not knowing this is how a project loses a season.

The build
Four to twelve weeks of approvals, then eight to twelve weeks of construction.

Most backyard projects are three companies pointing at each other — the builder blames the deck crew, the deck crew blames the plumber. Epic holds the licence, the engineering, the permit and the warranty. If a tile lifts in year two, there is no one for us to blame.

A complete gunite pool starts at $60,000. Most of what we build lands between $100,000 and $180,000 once a spa, an upgraded interior finish and a full deck are in the scope. Access and what is under the ground move that number more than size does, which is why we survey before quoting.
Not a gunite pool, and we would rather say so now than after a site visit. At that number you are looking at a small fiberglass shell with minimal decking, and there are builders who do that work well. We build engineered gunite from $60,000 up.
Eight to twelve weeks of construction, plus four to twelve weeks beforehand for design, engineering, any association approval, and permitting.
Yes. Plans here are reviewed by City of Parkland Building Department, and the barrier inspection has to pass before the pool is filled, not after. We handle the submittal and the inspections.

No. We build gunite, because it lets us shape the pool to the lot instead of shaping the lot to a mould — and on a South Florida lot with limited access, that flexibility is usually the whole project.
It depends on the interior finish. Quartz finishes carry a 10-year warranty. The PebbleTec range carries a lifetime warranty against the finish. Structure and equipment warranties are listed in the contract, not buried in it.
